The existing building is situated in a prominent location adjacent to Swiss Cottage Underground Station and the Grade II listed Swiss Cottage library. The monolithic form of the building severs connections between the commercial heart of Swiss Cottage and cultural and leisure activities arranged around the green to its east.

For Ronson Capital Partners with planning input from DP9, Fred Pilbrow led the team at PLP Architecture undertaking a feasibility study to redevelop a 1980s headquarters office building to create a mixed–use residential–led scheme at 100 Avenue Road. This is a project of PLP Architecture.
